Property Condition Assessments (PCA) are conducted for due diligence during property refinancing, purchase and/or sale. VOLT Engineering Inc. is capable of conducting PCAs in accordance to ASTM 2018-15 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process, the only recognized standard of major lenders.

 

Commercial property and building inspections are important for clients seeking to know the condition of a property or real estate they may be purchasing, leasing, financing or simply maintaining. These commercial inspection standards help both the commercial building inspector and the client to understand the scope agreed to for the inspection including the systems or areas to be inspected and is used as a guide to develop said scopes and procedures.

 

Inspections can require the involvement of specialists and some can by a more generalist commercial building inspector or engineer.

 

Once the inspection or Property Condition Assessment is completed, a written report (also known as the Property Condition Report or PCR) is compiled and delivered to the client within an acceptable time frame. The Property Condition Report may include such items as concerns observed, recommendations for repairs or further inspections, opinions of the likely cost of future capital project and Americans with Disabilities Act (ADA) compliance surveys.

PCAs are completed by a Professional Engineer and based on the ASTM E-2018-08 standard

 

The Building Condition Assessment scope includes the following items:

 

  • Plumbing, Electrical & Mechanical systems
  • Structural and foundation condition of the exposed elements
  • Roof, Exterior walls, Common hallways and stairwells
  • Underground parking garage (when applicable)

 

The Assessment Report usually includes:

 

  • Photographs
  • Written Report
  • Suggested remedies for physical deficiencies
  • Probable cost to remedy physical deficiencies
